Noida: The crisis-hit Greater Noida Master Plan 2012, that still awaits green signal from the Central Government, once developed, will come up as the prime location of affordable range ideal dream homes for the metropolitans living in the National Capital and NCR region.

Offering best deals to the buyers who are planning their dream homes at the best location in the metropolis, the Noida extension is estimated to cater over 10 lakh populace with both high range as well as the low range houses depending on their affordability.

Once the NCRPB gives its approval for the master plan, nearly 2.5-3 lakh houses are expected to be delivered in the next three-four years in this residential area.

The Noida Extension is being described with this nomenclature to give feel to the potential home buyers that the ideal location is in the vicinity of Noida as well as Greater Noida, and hence connecting them to the National Capital Delhi.

The Noida Extension is going to give a tough fight to other localities in Delhi NCR region with its prime location and affordable price range.  

The new projects coming up here are located adjacent to Noida Sector 121 and face the 130 meter road, now known as the Noida-Greater Noida Link Road. A 60 metre road connecting NH-24 also passes through the area. Spread over nearly 3,635 hectares, Noida Extension is around 4-5 km from Sector 121, Noida .

The major players, in terms of land banks, are Amrapali, Supertech and Gaursons. In addition, many top developers and builders are queuing up for their projects.

Big housing projects like Supertech's Eco Village 1 and Eco Village 2, Antriksh's Antriksh Forest, Ajnara Group's Ajnara Home, Amrapali Group's Laser Park, Laser Valley, Dream Valley, Earth Infrastructure's Earth Sapphire Court and Earth Towne, etc, are coming up here.
The area consists of 13 villages like Khera Chauganpur, Khairpur Gujjar, Tushyana, Amnabad, Shahberi, Saini, Bisrakh, Patwari, Haibatpur, Etehda, Roja Yakubpur, Chipyana Khurd and Yusufpur (Chak Shahberi).

Presently, the Noida Extension master plan 2021 is hanging in the lurch, awaiting the final nod of the Union Urban Development Ministry.

The file is pending with the ministry for the last one month after it got clearance from the state government.

Last year, the Allahabad High Court, while staying construction activity, had directed Greater Noida Authority that construction activity will begin after NCR Planning Board's approval of the Master Plan 2021.

The NCRPB reviewed Greater Noida's Master Plan-2021 following the October 2011 order of the High Court.
