Greater Noida: Allahabad High Court’s move to nullify 600 hectares of land acquisitions in two more villages of Noida Extension has raised doubts over the fate of several high-profile projects in the area.

The HC on Tuesday quashed the land acquisition in Patwari and Dewla villages.

With the verdict, at least 6,000 flats in Sahberi and 20,000 flats in Patwari village would be affected. Moreover, 3,000 flats would be affected in sector 2 and 3 of Extension.

It may be noted that builders have invested at least Rs 32,000 crore in Noida and Greater Noida region. Builders have even given 10-15 percent share to the authority. For the Individual plot plan also, the Authority has raised nearly Rs 300 crore, which it has to return now.

Effects are visible on all those projects too which do not have a bearing on by the HC verdict.

Several investors have cancelled their future deals and are not ready to invest in the region as several petitions have been filed by farmers to reclaim their land.
Notably, these areas face the same legal complications as that of Sahberi and Patwari.

However, even after the court’s verdict some of the farmers are ready to negotiate with the authority.

According to village head Reshpal Yadav, “If the authority agrees to the terms and conditions of farmers and new Land Acquisition Act policies then we are ready to negotiate.”

Remarkably, acting on a batch of petitions by farmers, a division bench comprising Justice Sunil Ambawani and Justice S S Tiwari on Tuesday set aside the acquisition of 589.13 hectares of land in Patwari and Dewla villages, falling under Dadri Tehsil of Gautambuddh Nagar district.

The land was acquired by the State government through notifications in March and May 2008 for building residential complexes in Greater Noida area neighbouring Delhi.

The order came barely a fortnight after the Supreme Court had struck down acquisition of 156 hectares of land by the State government in village Sahberi in the area, saying the authorities were "subserving" private builders in the name of public interest.
